Buying a home in today’s Las Vegas market, where both property values and interest rates are high, can feel like walking a tightrope. It’s a significant investment and a long-term commitment, so making the right decisions is crucial. The stakes are high, but with the right approach, you can secure a home that will be a solid asset, not a burden.

As your guide, my primary goal is to help you buy your property correctly. What does that mean? It’s about timing your purchase when the market offers incentives that benefit buyers. For example, back in 2021, the market was red hot, with sellers dictating terms and buyers often overpaying. Many who bought during that time now face buyer’s remorse—80% of them, to be exact—wishing they had chosen differently. Fortunately, I wasn’t recommending purchases then, despite the low interest rates, because I believed it was a risky time. Looking back, I’m confident that the decision was the right one.

So, how do you buy a home in a market that seems too high? Let’s break it down step by step.

Step 1: Start with the Right Realtor

Buying a home is like baking a cake—you need to follow the right recipe and put it in the correct order. The first and most crucial step is to interview real estate agents. This step is personal, and it’s crucial to get it right. I recommend speaking with at least three agents.

Before you meet them, spend time thinking about what you really want in a home. Consider the type of property, the must-have features, and the location. Think about proximity to work, schools, shopping, parks, and other aspects of your lifestyle. Write down everything you’d like your realtor to do for you—from prepping and viewing to closing on the home. Then, create questions around that list to ask during your interviews.

Remember, you’ll be spending a lot of time with your realtor, so it’s important to choose someone you like and trust.

Step 2: Know Your Finances

Next, take a hard look at your finances. Create a budget and track your spending for a week or two. Write down every expense, no matter how small, to get a clear picture of where your money is going. This exercise will be eye-opening and will help you understand your financial situation better, which is essential when it comes time to talk to lenders.

Once you’ve selected your rock-star realtor, make sure they take you through a complete buyer’s journey. This should include a presentation that covers everything you need to know: how much money you’ll need, what steps to take, and when you’ll need to have your checkbook ready. Understanding the process—from pre-approval and choosing a lender to making offers and closing—will make the journey smoother and less stressful.

Step 3: Choose the Right Lender

Finding the perfect lender is just as important as finding the right realtor. The lender handles the financing, and it’s critical that they work in sync with your realtor to avoid any last-minute issues.

Here’s what I require from a lender:

  • Availability after 5 p.m. and on weekends. We’ll likely be looking at homes during these times, and offers are often made on Saturday or Sunday nights.
  • Adherence to the agreement/offer dates. If the buyer needs to perform by a certain date, delays could cost them their earnest money.
  • Communication. The lender should inform you and your realtor immediately if there are any delays or issues.

Step 4: Develop a Home Buying Plan

Now that you have your dream team—a top-notch realtor and lender—it’s time to develop your home-buying plan. This plan should be fine-tuned before you start house hunting. It’s essential to bring a solid strategy to the market rather than jumping in and figuring things out as you go.

Finally, if the market aligns with your plan, you can start viewing homes and making offers. If the market conditions aren’t favorable, we can wait and watch or adjust the plan accordingly. The bottom line is that with a well-prepared plan, a supportive team, and a clear understanding of the process, you’ll be in a solid position to make intelligent decisions and find the perfect home.

Buying a home in today’s market might seem daunting, but with the right approach and guidance, it can be a smooth and rewarding experience. Let’s make sure your first step is the right one, and together, we’ll navigate this market with confidence.
