Other options I studied that people have used like For Sale by Owner or selling to a third party company like Offer Pad, Zillow, or investors is they will never net you more money. The For Sale by Owner typically will sell for 10 to 20% less then using a Realtor® to sell the house, which is from a study done by Collateral Analytics named Saving Real Estate Commissions at any Price.
The other issue is with the constant changes in the real estate industry regarding the rules and paperwork it can make for a very bumpy transaction or worst a cancellation of transaction. The third party companies will offer less for the house and charge two to three times more in fees then a Realtor®. They then will put the house back on the market at a higher price then they bought it from you. They make money twice for you if you consider the lost profit from the new sale price of the home.
When you start interviewing Realtors® I would recommend if you are considering a family member, friend, or neighbor make sure to do a through interview. Don`t think because they are this close to you so they will do the best job for you. I have seen and not only in Real Estate that person most often they will not preform at the highest level because of the closeness to one. The best source can be a referral, when someone has worked with that Realtor® they know what you can expect from them and how they will service you. If you do not know any Realtors® you can use the internet to find qualified Realtors® working hard and making a great presence with that platform. Considering that a lot marketing needs to be done on the internet better make sure they are using it at the highest level.
Once you have decided on a Realtor® one that you feel offers the best service, the best marketing plan, the person you feel will do the best job for you because they have the best strategy to get your house SOLD! Now, its time to work with your Realtor® and get your house SOLD!
